Short-Term Rental Agreement

This Short-Term Rental Agreement (“Agreement”) is between the Guest (“Guest,” “You,” or “Your”) and the Property Owner/Manager (“Host,” “We,” “Us,” or “Our”) of the vacation rental property listed on this site. By booking and staying at the property, you agree to the following terms and conditions:

1. Check-In/Check-Out

• Check-in: After 3:00 PM (Mountain Time)
• Check-out: By 11:00 AM (Mountain Time)
  Early check-in or late check-out must be requested and approved in advance.

2. Occupancy

• Only registered guests are permitted to stay overnight at the property.
• Parties or events are not allowed without written approval.

3. Pets

• Pets are allowed only if the pet fee has been paid and your reservation includes them.
• Guests are expected to clean up after their pets (including waste in the yard) and ensure they do not cause damage or disturbances.

4. No Smoking

• Smoking is strictly prohibited inside the property. Violation may result in an additional cleaning fee.

5. Damage and Liability

• Guests are financially responsible for any damage to the property, furnishings, appliances, or contents during their stay—including damage caused by pets or additional visitors.
• Any damages discovered after departure will be documented and charged accordingly.
• The Host is not responsible for accidents, injuries, or lost personal items during the stay. Guests are responsible for their own safety and belongings.

6. Cleanliness and Departure

• Please leave used towels in the bathroom and dishes in the sink.
• Pick up any pet waste from the yard.
• Lock all doors before departure.

7. Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM. Please respect the neighborhood.

8. Cancellation Policy

• 50% of paid prepayments are refundable when the reservation is canceled 7 days or more before arrival.
• 0% is refundable if canceled less than 7 days before check-in.

9. Acceptance of Terms

By booking and staying at the property, you confirm that you have read, understood, and agree to these terms and conditions.
